Professional Floor Tiling Services in Dubai

Floors are funny. You walk on them every day and never give them a second thought, right up until one tile starts clicking under your foot. Then you can’t stop hearing it.

That’s how most of our jobs start. A tile near the kitchen that sounds empty. Bathroom grout that stayed dark even after a weekend of scrubbing. A corner by the balcony door that’s been creeping up for months. Some of these take an hour to sort. Others turn out to be a bigger story once the first tile comes up. And then there are the new builds and full renovations, where the owner just wants a floor they won’t have to think about again.

At MIJ Technical Services, we do it all. From floor tile installation and tile fixing to repairs, regrouting, and complete floor tiling services in Dubai for kitchens, bathrooms, bedrooms, balconies, and commercial units.

Floor Tile Services

What Are Floor Tile Services?

Floor tile services are the installation, fixing, repair and maintenance of tiled floors. The work includes laying new tiles, replacing cracked or loose ones, re-bonding hollow tiles, regrouting, sealing and removing old flooring, on ceramic, porcelain, marble, granite and natural stone in homes and commercial buildings.

Our Floor Tile Services in Dubai

Floor Tile Installation in Dubai

A good tile installation in Dubai starts before we open a single box. We check how flat the floor is, fix what needs fixing, and work out the layout on paper first. Why bother? Because nobody wants a skinny strip of cut tile right in the doorway where every guest will see it.

Floor Tile Repair in Dubai

Honestly, most tile repairs in Dubai are pretty simple. It might be a chipped edge, a cracked tile from something heavy, or a stubborn stain that won’t come out. There’s no need to replace or redo the entire room. The real skill is removing the damaged tile carefully without affecting the ones around it.

Tile Regrouting and Grout Repair

Grout takes a lot of wear but often gets overlooked. Over time, it can crack, crumble, and in showers or bathrooms, turn grey or black from mould and moisture.  We rake the old stuff out, fill it fresh, and seal it in wet areas. It’s one of the cheapest ways to make a floor look new again.

Bathroom and Kitchen Floor Tiling

A lot of bathrooms in Dubai were built with no waterproofing under the tiles, or a floor so flat the water just sits there. When we do a bathroom, there’s a membrane underneath and a slight slope toward the drain. Kitchens are more about toughness. Tiles that won’t chip the first time someone drops a pan.

Marble and Porcelain Floor Installation

We love marble. We also know it’s hard work. It needs a dead-flat base, careful handling, and the right adhesive, because the wrong one can bleed through lighter stones and leave marks. Porcelain is much easier to live with, which is probably why half the apartments in Dubai have it.

Outdoor, Balcony and Pool Deck Tiling

Balcony tiles have a rough life here. Months of full sun, surface temperatures well past 45 degrees, then someone hoses them down with cold water. Tiles that aren’t laid for that eventually pop. Outdoors, we use anti-slip tiles, flexible adhesive and movement joints every time.

Commercial Floor Tiling for Offices and Retail

With commercial floors, two things matter more than anywhere else. They get hammered by foot traffic, and every day the space sits closed is lost business. For shops, offices, clinics and restaurants, we’ll break the job into phases or work nights and weekends if the building management allows it.

Find the Perfect Floor Tiles for Your Space

Porcelain. For most Dubai homes, this is it. Hard, dense, soaks up almost no water, and it now comes in marble and wood looks that fool most people.

Ceramic. Cheaper, lighter duty. Fine in bedrooms and quieter rooms. Keep it indoors.

Marble. Still the favourite for villa entrances and formal living rooms. It needs sealing and a bit of care. For a lot of owners, the look is worth that.

Granite. Harder than marble and happy with heavy traffic, so it’s common in lobbies and commercial spaces.

Large-format tiles and slabs. Anything from 120 x 60 cm up. Fewer grout lines, cleaner look. They need a very flat base and two people to lay, and any shortcut shows.

Anti-slip outdoor tiles. For balconies, terraces and pool areas, there’s no real alternative. Polished tile plus water plus bare feet ends badly.

In Dubai, standard ceramic and porcelain floor tile installation generally costs around AED 30–60 per square metre. For larger-format tiles or marble, installation can range from AED 60–120 per square metre, depending on the material and project requirements. Small tile repairs usually start at around AED 150–250, depending on how many tiles need to be replaced and the condition of the existing surface.

How Much Does Floor Tile Installation Cost in Dubai?

What Affects Tile Installation Costs in Dubai?

The figures above are general labour estimates rather than fixed quotations. Your actual cost may vary depending on the tile type and size, floor preparation, accessibility, total project area, existing tile removal, adhesive requirements, and the complexity of the installation.

For example, replacing a few damaged kitchen tiles is usually a smaller job than installing large-format porcelain throughout a villa. Similarly, marble installation may require additional preparation and specialist handling.

Important: Tile, adhesive, grout, waterproofing materials, and other supplies are generally charged separately unless included in your quotation.

For an accurate price, MIJ Technical Services can assess your floor, understand the scope of work, and provide a project-specific quotation for your Dubai property.

Signs Your Floor Tiles Need Repair

Solid tiles make a sharp, solid click. If one sounds hollow or dull, the adhesive under it has come loose. It may look fine today, but it’s likely to crack under weight later.

Keep an eye out for cracks, especially when several tiles are affected. If a crack runs across multiple tiles, the issue is often with the floor underneath rather than the tiles themselves.

Tiles that are lifting or tenting, pushing up against each other, have run out of room to expand. It’s common in sunny rooms and on balconies.

Crumbling grout is easy to ignore. Don’t. It’s how water gets under your tiles. And if you spot damp patches or dark stains near a bathroom or kitchen, call someone soon. That’s often failed waterproofing, and in an apartment, the first person to notice might be your downstairs neighbour. make this short

Why Choose MIJ Technical Services as Your Tile Contractor in Dubai

Tiling is what our tilers do, every week, in villas, apartments and commercial spaces across the city. They’re not general labourers sent over because they happened to be free.

We inspect first, then give you a fixed price, and that price doesn’t creep up halfway through. We show up on the day we agreed to, right when you expect us.In apartment buildings, we can take care of the building management approvals for you. And before we leave, we make sure everything is cleaned up and left neat and tidy.

There’s also the fact that MIJ isn’t only a tiling company. We do plumbing, electrical and general maintenance too. So if we lift your bathroom floor and find a leaking pipe, it gets fixed that same visit.

Tile Installation

Our Tile Installation Process

Site Inspection and Measurement:First we come and have a look. We measure, check the existing floor, and talk through what you want. You’ll receive a clear, written quote upfront, so you know the cost before any work begins.

Surface Preparation and Leveling: If old tiles need removing, that happens now. We clean the base, patch it, level it, and waterproof any wet areas. Nobody photographs this stage. It’s still the most important one.

Tile Fixing and Alignment:Tiles go down on a full bed of adhesive, with levelling clips on the bigger formats so no edge sticks up. Movement joints go in wherever the floor needs them.

Grouting, Sealing and Cleanup:Once the adhesive has set, we grout, clean the haze off the tile faces, and seal where it’s needed. Then we pack up and take the rubble with us.

FAQs

How much does tile fixing cost in Dubai?

Fixing a handful of loose or cracked tiles usually comes to AED 150 to 250, sometimes a bit more if matching tiles are hard to track down. For bigger areas, we quote by the square metre after seeing the floor.

That really depends on size. One bathroom floor is normally a day or two. A full apartment is closer to four to seven days, and villas take longer. Removing old tiles adds time too.

Yes, and that’s what most repairs are. We take out only the damaged tiles. The tricky part is matching them, so if there’s a box of spare tiles from the original job in your storeroom, hang on to it.

Both. If you’ve already bought tiles, we’ll lay them. If not, we can help you pick and source them. We also check your quantities, because running short mid-job when that batch is sold out is a real pain.

Sometimes. The old floor has to be solid and flat, and you need to make sure the extra height won’t stop doors from opening. If any old tiles are hollow or cracked, they need to come out first.

For most homes, porcelain. It handles heat, water and daily wear better than almost anything, and it’s easy to keep clean. Marble works in formal rooms if you don’t mind sealing it. Outside, always go anti-slip.

In most Dubai buildings, yes. Building management or the community usually needs to approve flooring work first, and they’ll set working hours. We can help you with the paperwork so the job starts on time.

Walking on them gently is usually fine after about a day. Hold off on moving furniture back or anything heavy for two to three days, so the adhesive and grout can fully set.

Yes. Our tiling work carries a workmanship warranty. When we send your quote, we’ll spell out what it covers.
